National architectural and engineering firm, HGA, retained FD Stonewater to advise them on their real estate solution strategy. HGA had for long been located in a well-located, Class A asset that sat in Alexandria, VA on the banks of the Potomac River and desired to stay in this complex, yet had both an expiring lease and required significant expansion space to meet its long term business’ objectives. As such space was not readily available in the current location, FD Stonewater explored alternative market opportunities with HGA while – in parallel – evaluating long-term options with the existing landlord. After much market evaluation, economic analysis and negotiation with the incumbent landlord, FD Stonewater was able to help HGA achieve its goal by obtaining the much needed expansion space contiguous to its current leased premises at terms and conditions well below other viable market alternatives.
