FD Stonewater provided real estate strategy and project management services to the United States Patent and Trademark Office (USPTO) before its Alexandria Headquarters Campus lease expired in August 2024. The USPTO Headquarters Campus represents the largest lease in GSA’s inventory and occupies nearly 2.4 million square feet of space across five interconnected buildings, supports more than 10,000 people all dedicated to protecting U.S. intellectual property rights.

USPTO engaged FD Stonewater to develop a portfolio strategy and implementation approach to re-evaluate the Agency’s space and facility needs, address its future space requirements, and capitalize on current trends and market conditions. Our support for the USPTO Alexandria Headquarters Campus Project focused on the following elements:

  • Estimating the future space requirement for the Alexandria Headquarters Campus employee telework data and Agency space standards,
  • Developing a tailored portfolio strategy that identifies and evaluates the alternatives for addressing the Alexandria Headquarters Campus space requirement in the short and long-term,
  • Supporting USPTO in working with GSA, OMB, Congress, and other key stakeholders to secure buy-in and support for the short-term and long-term portfolio strategy, and
  • Providing overall project management and implementation support to release a significant portion of the Agency’s existing footprint upon lease renewal.

The Agency has reduced its annual spending on real estate by more than $30 million, equating to an approximate 30% reduction. Based on the real estate strategy and project management support that FD Stonewater has provided to USPTO, the Agency is well positioned to meet the critical milestones required to right-size its footprint and achieve these savings while continuing to deliver its mission.
