Mobile, AL | 180,000 SF
FD Stonewater developed and recently delivered the U.S. Army Corps of Engineers (USACE) District Headquarters in Mobile, AL. USACE relocated from their existing headquarters in downtown Mobile to the new 180,000 square foot build-to-suit office building located on the southeast portion of the historic Mobile Civic Center site, anchoring the intersection of Claiborne and Canal Streets and adjacent to future development areas. FD Stonewater worked closely with the City of Mobile to secure the ground lease and coordinate the office building development with the city’s Civic Center redevelopment plan. The Mobile City Council also approved funds for a new 1,000-car structured parking facility located adjacent to the new building.
The USACE District Headquarters meets Federal Level III Security standards and encompasses Secure Access Program Facility (SAPF) space, special use areas, office, and amenity space. The building houses multiple agency divisions and will accommodate the agency’s workforce growth projections. The project also includes outdoor amenity space as well as a landscaped promenade.
FD Stonewater successfully financed the project despite the tumultuous lending environment and the agency’s single-year leasing authority. The project reached substantial completion in early 2025.
